Terms of Service

These terms govern your use of Villia, a rental-alert service for the Amsterdam housing market. By creating an account, you agree to them. You must be at least 18 years old to use Villia.

The service

Villia monitors a set of publicly accessible rental listing websites and notifies you by email when a new listing matches criteria you've configured. Villia is an independent, third-party service. We are not a real estate agent or broker, we are not affiliated with, and we do not represent, the rental agencies or landlords whose listings we index. We do not submit applications on your behalf - every listing links back to the original source, where you apply directly.

No warranty on listing accuracy

Listing information (price, availability, photos, etc.) is sourced automatically from third-party websites and is provided for convenience only. We do our best to keep it current, but we cannot guarantee its accuracy, completeness, or that a listing is still available by the time you view it. Always verify details on the original listing before acting.

For agencies and landlords

Listings on Villia are published by third-party agencies and landlords, who remain responsible for their content. If you represent an agency or landlord, or you own the rights to a photo or text shown on Villia, and you want a listing changed or removed, email hello@villia.nl and we will look into it promptly.

Free trial and subscription

You start using Villia with a free trial: you add a payment method through Stripe and the trial begins straight away. Its length is shown at checkout and on your subscription page, and a free trial is offered once per account. You are not charged during the trial. Unless you cancel before the trial ends, your paid subscription starts automatically when it ends, and the monthly price shown at checkout (VAT included where applicable) is charged to your payment method every month until you cancel.

You can cancel anytime from your subscription page. If you cancel during the trial you pay nothing; if you cancel later, your access continues until the end of the current billing period, after which it will not renew. Apart from your right of withdrawal described below, we do not offer prorated refunds for partial billing periods. If we raise the price, we will tell you by email at least 30 days before it takes effect, and you can cancel before then.

Right of withdrawal

If you are a consumer, you have the right to withdraw from your subscription within 14 days of starting it (the day your free trial begins), without giving a reason. Because you ask us to start the service immediately, you owe a proportionate amount for any paid service provided until you tell us you want to withdraw; anything else you paid will be refunded within 14 days. Nothing is charged during the free trial, so withdrawing or cancelling before it ends costs you nothing.

To withdraw, email hello@villia.nl (or write to the address above) with a clear statement, for example: "I withdraw from my Villia subscription. Account email: … Date I started: …". You can also simply cancel from your subscription page, or delete your account.

Acceptable use

You agree not to use Villia to scrape, resell, or redistribute listing data at scale, to attempt to circumvent usage limits, or to use the service for any unlawful purpose. We may suspend or terminate accounts that violate these terms.

Limitation of liability

Villia is provided "as is". To the extent permitted by law, we are not liable for any missed listing, delayed or undelivered notification, decision made based on listing information, or outcome of an application submitted through a third-party website. Our total liability for any claim relating to the service is limited to the amount you paid us in the three months preceding the claim. None of this limits liability that cannot be limited by law, including liability for intent, deliberate recklessness, death or personal injury, and it does not affect any statutory rights you have as a consumer.

Termination

You may stop using Villia and delete your account at any time from Account in your dashboard. This immediately removes your searches and match history and cancels any active subscription (without a refund of the current billing period, unless your right of withdrawal applies). We may suspend or terminate an account for violating these terms, non-payment, or misuse of the service.

Changes to these terms

We may update these terms as the service evolves. We'll post the updated version here with a new "last updated" date; material changes will also be communicated by email at least 30 days before they take effect, and if you don't agree you can cancel before then.

Governing law

These terms are governed by the laws of the Netherlands. Disputes will be submitted to the competent court in the Netherlands, without prejudice to any mandatory consumer-protection rights you may have in your country of residence.
